  • Tax Office Registration / Caderneta Predial Urbana (CPU): This document details your property's tax information. No need to set foot outside! Simply follow these steps online:

    1. Navigate to "https://www.portaldasfinancas.gov.pt".
    2. Click on "Cidadãos" (Citizens) and then "Serviços" (Services).
    3. In the "Prédios" (Buildings) section, under "Caderneta Predial," click the link "Obter Comprovativo" (Obtain Proof).
    4. Enter your taxpayer number and access code.
  • Registration Certificate / Certidão de Registo Predial: This document verifies your property ownership. You can obtain it online at http://www.predialonline.mj.pt. Identify yourself with your name and email address. (Optional: Use a digital certificate for pre-filled data.) After payment confirmation, you'll access your property information and download the certificate (valid for six months). Costs €15.

  • Habitation Licence / Alvará de Licença de Utilização (Optional): Only necessary if not already registered in the Registration Certificate.

  • Plans, Floor Plans / Plantas e Projectos de Arquitectura (Optional): While not mandatory, these can be helpful for buyers.

  • Personal Papers / Documentos Pessoais: Photocopies of your seller's Fiscal Number (NIF) and Passport/Residence Card.
